PRICING
Option 1) Price: 10% of final stumpage value. I don’t believe in high commissions. I’d rather see the landowner get as much as they can cause sometimes, even with the best timber sale design, the best logger, even the best price, there just isn’t much at the end.
Commission is paid once the sale is closed, so the better your sale does, the better I do. For a example, if your timber sells for $30,000, our fee is $3,000 and you keep $27,000.
Option 2) Price: Bid by total acreage, travel, and materials required.
Option 3) Price: Bid by total acreage/linear feet, travel, and materials required.
Cruise fee credit: Fees paid for a timber cruise, appraisal or marking are credited toward the 10% commission if you book a full-service timber sale with Holzfäller within 3 years of the cruise. The credit covers the per-acre fee, and can’t exceed the commission. If market conditions or the stand have changed, we may recommend a cruise update before the sale.
TIMBER & LOGGING SERVICES
Timber harvests come at the most crucial time for you as a landowner. They are usually seen as a way to extract timber value off your property. . . BUT they are also the perfect time to radically make improvements that will benefit you for years to come. Timing, patience, simplicity, and a bit of pre-planning will result in a timber harvest that is both rewarding monetarily and ecologically. All timber sale designs are based on silvicultural treatments that follow Best Forest Management Guidelines used in Minnesota and Wisconsin, Great Lakes Silvicultural Library, Silvicultural Handbooks.
My timber service is broken down into options that are offered to see what best fits you and your goals. These options are what I’ve come up with after having conversations with landowners across Minnesota and Wisconsin. If there is a specific project or use case that is unique, requires a bit of design to implement, or requires additional mapping, or you don’t see a solution from the options below—contact me and together we can come up with a solution to fit your needs.
1) Full Service: I take on all the work from initial point of contact, consultation, timber cruise/appraisal, creating a bid package and contract, connecting with loggers via sealed bid, and administrating the sale until closure. This is for landowners who are absent, don’t want to deal with all the paperwork, constantly checking on loggers, chasing down payments, and just want it to be done. It can definitely lead to better pricing and a stronger end result of reaching your goals when having a forester on-site overseeing the entire operation. However it is not as quick as the other options. Payment is 10% of final stumpage at sale of timber at auction. Due upon close of sale.
2) Cruise/Appraisal + Boundary/Tree Marking: I understand most people, especially landowners, in northern MN and WI know a logger. Some are even related to a logger, or have grown up with logging experience. I understand, and majority of loggers are great at what they do and very knowledgeable of the woods. So for those folks,. . .IF all you need is just your boundaries marked, trees marked, and/or appraisal to know what you have, I can do that too. I can assist with giving recommendations of loggers and what a contract should consist of. However I do not do the administration or overseeing of the timber harvest. This is a set bid/fee and there is no commission.
3) Boundary/Harvest Area Marking Only: A defined area or boundary can be marked out for you and the logger prior to timber harvest. I’ve done this even for just creating roads, trails, firebreaks, so it isn’t just limited to timber harvests. Flagging of planting areas, firebreaks, shooting lanes, timber stand improvement projects, invasive control areas, and more can all be marked out for future planning and project work. This is a set bid/fee and there is no commission.
***My services are available to loggers, real estate agents/firms, businesses, family practices and more who need assistance.***
***Remember timber sales are generally considered long-term capital gains so plan accordingly if a potential sale is going to change your income significantly. It is always advised to know the basis and to reinvest some of the money back into the property for site prep, tree planting, invasive control, and more to lower your potential tax liability.***
Good forest management is not what is taken, but what is left behind.
